Selling or buying a home comes with a certain amount of anxiety. Our goal is to help you understand the process because the more you know, the more you feel in control, and the more pleasant the experience will be. So, when we work together, you will find that we will stay very close to you. We do a tremendous amount of research, and are very thorough, and well prepared.

Our practice keeps us in touch with lenders, lawyers, home inspectors, appraisers, insurance brokers, trades, and as a “resource centre” we can get you in touch with the people you need.

No matter what your circumstances, whether you are a First-time Buyer or seasoned Home Owner, purchasing real estate is always an exciting experience.

Your Buyer Representative is your Primary Contact, Advisor, and Service Provider in the Home Buying Process

Any Representative - can be friendly, have a nice smile and a good sense of humour.
Any Representative can put you in their car and show you homes.
The best can be identified by:

  • Ethical Conduct
    • This is the first and most important requirement for any service provider, and the most important to find. Without trust, any other service capabilities are meaningless.
    • The best Representatives possess a personal value system that translates into trustworthiness – they place their client’s interests above their own.
    • A Representative cannot share any information about you, your personal finances, or your motivations with anyone – including (especially) other Representatives without your express permission to do so. If loose lips sink ships, an unethical Representative can divulge – either purposely or thoughtlessly, information that can be leveraged in Buyer/Seller negotiations. This is a violation of your trust. 
  • Local Knowledge
    • The best Representatives know their marketplace and community inside and out. They are up-to-date on the inventory of homes for sale, selling prices, and market trends. They know and network with the best service providers – lawyers, lenders, and inspectors – whose expertise you can rely upon.
  • Experience
    • There is no substitute for having been involved in enough transactions with Buyers and Sellers to have honed good skills. When it comes to advice, problem solving, and most importantly helping you make good decisions, you deserve the best.

    YOUR BUYING PLAN

    The way to secure the best deal is to make the terms of your Offer as appealing as possible to the Seller and with the benefit of Preparation and Market Knowledge combined with your Representative’s Experience and Service, you are likely to succeed.

       Your fully integrated Buying Plan will include:

      • An in-depth qualifying interview to review your family’s needs and wants, and to determine the price range for your new home search

      • Implementation of an on-line Buyer Profile that will match your needs and wants with any appropriate new listing and forward it to you as soon as it is uploaded to the Multiple Listing System (MLS). 
      • Determining what assistance you may require with respect to financing and provide introductions to financial institutions as required.

      • Reviewing community features and amenities and conducting a neighbourhood familiarization tour.

      • Introducing and explaining Agency Law and Buyer Representation and your right to be represented in the most expensive and significant investment the average family ever makes.

      • Confirming your Buyer Representation by signing the standard Ontario Real Estate Association Buyer Agency Agreement.

      • Providing you with pro-forma examples of the standard Agreement of Purchase and Sale documents and review them in detail prior to drafting your Offer.

      • All Sally McGarr Realty Corp. Representatives will be made aware of your home search during our weekly sales meeting. You can be assured that if there is a match, you will be made aware of it.

      • A review of selected homes taken from the extensive MLS inventory to determine their compatibility with your needs and wants.

      • Arranging a time-efficient tour of only the most desirable homes.

      • When you have selected the home you want to purchase, a market update and detailed market evaluation will be completed to help you determine a reasonable market value range will be completed.

      • The drafting of your Offer to Purchase in accordance with your instructions including any necessary terms or conditions to protect your interests.

      • The determination of our negotiating strategy and the timely presentation of your Offer.

      • Whenever possible and with your approval, we will arrange for your Offer to be presented in our office. We will arrange for the Seller and their Representative to be in another meeting room in order to expedite negotiations so that an agreement can be reached without unnecessary delay.

      • The following of your directions and the protection of your interests in the negotiation maintaining the confidentiality of information given by you unless otherwise instructed.

      • The forwarding of a copy of your Agreement of Purchase and Sale to your financial institution and assisting you in arranging for the fulfillment of all conditions within the allotted time.

      • The preparation of the Notice of Fulfillment of Conditions for your signature and ensuring their timely distribution.

      • The forwarding of your completed Agreement of Purchase and Sale and Notices to your solicitor by our Transaction Coordinator and contact with it after the Requisition Date and prior to the Completion Date.

      • Contact with you one week prior to your moving day to ensure that those “last minute” details have been attended to.

      • Availability to you. Your calls will be returned promptly (in cases where other client meetings are in progress, response time may be longer). If your call is urgent please advise our support team.      

       

    THE PARTNERSHIP IN BUYING AND SELLING

    In business before buying, you direct your Purchasing Department to provide you with product and cost comparisons then based on the best and most complete intelligence, you move pro-actively confident that you can negotiate the very best deal. When selling, the Sales and Marketing Department provides you with competitive information and creates a coordinated campaign that will ensure the successful sale of your product.

    When buying a home, think of yourself as the Director of Purchasing. Create a list of the elements which are mandatory and those on your “wish list” which you would like to have included – it is not a bad idea for you and your partner to make separate lists then compare notes, you will find many similarities but there may be a few important surprises!

    Once you have completed the profile of your “new” home you need to hire and contract with a Buyer Representative whose responsibility it will be to identify a selection of appropriate homes. Because there evolves a close working relationship, your choice of representation may be critical to the success of your search. When interviewing prospective representatives, be sure that the chemistry is right and that there is a clear understanding of the goals you have set.

    When selling, think of yourself as the Product Manager, your home as “the product” and your representative as the Sales and Marketing Department. In order to ensure the successful sell-through of “the product”, both parties have responsibilities. As Product Manager, you need to ensure that your home is attractively packaged and price-pointed correctly so that the Sales and Marketing Department can fulfill its mandate to mount a successful multi-dimensional marketing campaign, one to which all parties can be held accountable.

    It is important to fully understand the market. Don’t look at it through an unrealistic prism rather be objective, compare your home to the competition and the most recent selling prices for those properties in your neighbourhood which are most like yours. If a pragmatic perspective suggests a disappointing result, remember that once your home has sold, you will be buying in the same market as selling and you should be able to make up the short-fall.
